Winten developed the site, in a joint venture with the publicly listed CVC Group. Winten was responsible for Master planning, project and development management, marketing and sales.

The estate, with up to 1000 lots, was designed to provide a mixture of uses including residential (various densities), community, environmental protection and rural. Some of the complex issues that required resolution included, bushfire, water quality and quantity controls, acid sulphate, high water table, archaeological, communications, flora and fauna.

Winten was able to provide innovative solutions to the environmentally and politically sensitive project, such as: Water Sensitive Urban Design to treat all stormwater runoff and as a result received the Stormwater Association Award, environmental protection of the flora and fauna through the creation of habitat links, 100-year dune hazard line, communication facilities usually reserved for 5 star hotels.

Our ability to successfully work with all relevant State and Local authorities resulted in Master Plan approval which also included DECC and the Local Aboriginal Land Council approving the construction of a 4 wheel drive access onto Stockland Beach over State Government land.

The development of this coastal site along Ecologically Sustainable Development principles has placed the estate in a unique position within the market place. The success of this project culminated in Aspen Living, a public listed development company, to acquire, in April 2007, the remainder site, (approximately 750 lots).
